Well…. regardless of the current economic situation, real estate is here to stay, and while there are definitely countless ways to make money, in my opinion, this is bar none, the best way to do it, regardless of your current financial situation.
So… without further adieu, here are the 10 top reasons that Real Estate Investing Kills Other Investment Options and why you need to make it a priority to learn to do it as quickly as possible:
1. No cash required – Most investments and business opportunities require that you lay down a good chunk of change to even get started. There are a number of ways to invest in real estate without risking a ton of money, if you do it correctly. Even if you’ve got plenty of cash, often it’s best to begin investing with no money while you’re learning the basics.
2. No credit required – Most investments and business opportunities out there require either an outlay of cash, or putting your credit on the line…. both huge risks. There are countless ways to actively invest in real estate even if you’re credit is horrible, or if you have no credit. While credit could help with some strategies (just as cash would)…it’s not necessary, and as a matter of fact, not recommended for those just getting started.
3. No risk – Yeah…. you read that right…. if you learn to invest in real estate without using cash or credit, then you’re not risking either. Of course, you’ve also got to be aware of potential legal issues, so you want to make sure that when getting started, you use the right methods and techniques!!
4. High Rate of Return – Most people are happy in the markets with a small return. Let’s say 10%. What’s the rate of return if you buy a house with no money for $100,000, and then sell it for $110,000 in less than 30 days? It’s a LOT higher than 10%. Let’s say you spend $500 on marketing (which is pretty high)…..well, your ROI is 1900% (no, that’s not a typo).
5. Income Tax Benefits – There is no better way to build income and to get massive tax breaks than by building a business involving real estate investing. If you haven’t read Robert Kiyosaki’s “Rich Dad Poor Dad”, I would HIGHLY recommend doing so.
6. You Don’t Have to Be Smart – I know some extremely successful investors that are high school dropouts. While getting an education is great, it’s not required. What is required is following some simple steps and taking action. It’s a great thing once you meet “that guy” that is no smarter than a box of rocks, but is making a fortune by following a simple process on a continual basis.
7. You Control the Investment – If you invest in stocks, the only control you will have in your investment is your research on the company, when you buy, and when you sell. While you may have “voting rights”, unless you own a crazy amount of stock, your rights are insignificant for any “control” of the company. In real estate investing, you decide what you will pay, what improvements you will make, how you will sell it, and many other aspects that put YOU in the driver’s seat to get the best return on the investment to suit your needs at that moment.

Many Ways To Learn – There are so many different ways to learn about investing in real estate including countless books, audio programs, online training courses, video training courses, local clubs (REIA’s), mentors, etc…. the learning possibilities are almost endless and can cater to your specific learning needs.
9. Countless Stories of Success – One of my favorite ways to build my confidence was in reading about “everyday Joe’s” that did simple deals making them thousands of dollars. These stories are endless as there are so many people that have invested in real estate successfully. It is a great thing when you come to that understanding that “if he can do this, then I can too.”

Countless Ways to Invest – Once you learn “the basics” of real estate investing, you will begin to understand that there are hundreds and possibly even thousands of sub-niches in the real estate industry. This is really important because once you learn how to invest, you can determine what styles and niches best suit you for your personality, and you can then focus on the aspects of real estate that you enjoy, and create a fortune.
